One-Story vs Two-Story Homes: What's The Real Story?
Even at the first consultation in the home buying process, we've found that even if families haven't quite narrowed down the neighborhood,, price point, or even bedroom quantity, they typically have already made up their mind on their preference for a one-story vs two-story home.
Frankly, this surprised me once moving our real estate business to Austin a few years ago.
I had always assumed that two-story homes were preferable since it allowed some separation between the public areas of the house and the private ones, in my perspective.
However, families selling their two-story home in favor of one-story models has been extremely popular among our clients.
Here's some of the popular pros and cons of one/two story homes per Realtor.com.
This gap in my understanding this is yet another reason our team relies on market facts and data before preferences/opinions when prepping & pricing homes to sell.
Here's the real story about one vs two story homes, in Manor:
There are 91 available one-story homes in Manor, with a median size of 1,700 sqft, and a median price point of $148/ft.
There are only 66 two-story homes, with a median size of 2,100 sqft and a median price point of only $118/ft.
Since January 1st of last year (2018), 636 homes have sold in Manor.
385 of which were one-story homes (roughly 60%).
That's right, 3 out of 5 home buyers purchased a one-story home vs a two-story home in 2018 here in Manor and are even willing to pay more per foot for such.
Interestingly as well, one-story homes sold in 18 days usually, where two-story homes took about 24 days, a full week longer to sell.
